CityNorthM1 Architectural Design Statement

"The buildings will demonstrate a high quality of architectural design; finishes will be streamlined throughout the development. While building heights will vary, roof details and parapet treatments will be consistent along common building types. A distinction in elevational treatments will be made between warehouse/storage space and office space to create visually distinctive forms. A variety of unit sizes will serve the requirements of differing end-user requirements. The buildings will be flexible to easily respond to changing social, technological and economic conditions.

The development will be given a sense of enclosure with a strong design objective to create a sense of space. The prominent placing of the office blocks to corner sites along the northern edge of the distributor road will provide recognisable landmarks at key junctions within the development. The hierarchy of increased building heights forms a key visual edge to the development.

Building signage and way-finding signage will be uniform throughout the development, however, each zone of the Campus will be colour coded.

The design of the industrial units is based on tried-and-trusted forms with simple, robust detailing. Using a combination of smooth flat panel and rough corrugated panel, a distinction is made between office space and warehouse. The detailing of joints between panels is handled in a crisp fashion. The colors are bold and strong; grey and charcoal are predominantly used. Overhanging office bays at first floor level lead to clarity of sub-division and add to the easy-reading of this own-door type unit."
